PROBLEM: “Too much” traffic / can’t get work done (for every apartment, there are about 50-60 prospects)
OBJECTIVE: To expedite, yet inform, traffic flow
CHALLENGES: Not enough staff to greet and communicate with prospects / tough market – not a lot of units
per popluation / 1% / I’ve tried being open only from 12-6pm so we can work beforehand, but people knock
continually
STRATEGY: To make everyone “feel wlecome” yet understand lack of apartment available – full time
receptionist to handle traffic flow so manager and assistant manager can accomplish other tasks as well
