Procedure

 

  1. All on-site maintenance shops must be organized in accordance with the following:

 

  1. A minimum 30-Day Inventory must be maintained.

 

  1. All shelves must be labeled and color coded:

 

Plumbing         –           red

Appliances      –           green

Electrical         –           yellow

Punch-out       –           orange

Tools storage  –           brown

HVAC             –           blue

Floor               –           gray

 

3.           All shops must be locked when not in use. The shop must never be left open

when maintenance personnel is out.

 

4.         All shops must have a bulletin board with the following:

 

  1. Plat of water cut-off.
  2. Plat of plumbing cut-off.
  3. Plat of electrical cut-off.
  4. Sewage clean out.
  5. Preventive maintenance schedule.
  6. Shop rules.
  7. Plat of gas cut-off.

 

  1. Fire extinguisher.

Boiler Room Standards

 

  1. Since codes vary from city to city, consult local codes for requirements governing the operation and maintenance of boilers and pressure vessels. The national gas fuel code ANSIZ – 223.1 is a good code for reference.

 

  1. Adequate clearance should be maintained around the boiler for normal servicing and adjustment. Not less than thirty inches (30”) working space shall be provided in front of the boiler fire box opening for observing, operating, repairs or replacing the burner, controls, and pilot burner. The operating instructions must be in a position where they can easily be read.

 

  1. Under no circumstances should the boiler vent or draft diverter be cut down in size. Doing so will result in improper combustion, low efficiency, possible soot formation and overheating of the combustion chamber lining and burner heads.

 

  1. The recommended upward slope of any horizontal run of vent stack should be at least ½” lineal foot.

 

  1. All vent stacks erected directly above the boiler should not be supported by the boiler.

 

  1. The stack should extend at least 2’ above the roof through which it passes and at least two feet above the highest elevation of any part of the building within ten feet of the chimney. Type B vents shall be used in all attics and other enclosed spaces and furred areas. One inch (1”) of roof jacks flashing shall show all around any vent where it passes through the roof.

 

  1. The boiler room should have two openings to assure adequate combustion air and proper ventilation. One opening should be near the floor and the other near the ceiling, preferably on the opposite wall. The size of the opening is determined whether air is taken from directly outside the building or from another interior space. If air is taken from directly outside the building, each opening should have a net free area of one square inch for each 2,000 BTU/hr. of boiler input. If air is taken from another interior space each opening shall have a net free area of one square inch for each 1,000 BTU/hr. of boiler input.

 

CAUTION:

 

Under no circumstances should the boiler room ever be under a negative pressure. Particular care should be taken when exhaust fans, compressors, air handling units and other equipment may rob air from the boiler.

 

  1. Pressure Relief Valve – A suitable approved pressure and relief valve shall be installed for all boilers used for heating or storing hot water and forming part of a water supply system. The rate of discharge of such valve shall limit the pressure rise in the water supply to ten percent of the pressure at which the value is set to open.

 

  1. Temperature relief valves shall be installed for equipment used for the heating or storage of hot water. Each temperature relief valve shall be rated as to its BTU capacity. At 210 degrees F. it shall be capable of discharging sufficient hot water to prevent any further rise in temperature.

 

  1. Relief Valve Location – Temperature relief valves shall be so located in the tank as to be actuated by the water in the top one-eighth of the tank served and in no case more than three inches away from such tank. Pressure relief valves may be located adjacent to the equipment they serve. There shall be no check valve or shut-off valve between a relief valve and the heater or tank on which it is installed.

 

  1. Relief Outlet Wastes – The outlet of a pressure, temperature, or other relief valve shall not be connected to the drainage system as a direct waste. When discharging, they shall be arranged so that no injury to persons or property will result. Piping shall be at least as large as the valve outlet.
